Commercial Scaffolding & Complex Access Solutions
The Challenge
The Story
Everlast Scaffolding was appointed to deliver a highly technical scaffolding solution to support façade works and glazing removal at City Exchange, Leeds. Located in the heart of the city, the project required careful planning, specialist design input and experienced site management to ensure works could be carried out safely in a live public environment.
From initial design coordination through to erection, inspection and ongoing management, Everlast was responsible for providing a compliant, robust and adaptable scaffold system that met programme, safety and performance requirements.
Live City-Centre Environment
City Exchange sits within a high-footfall pedestrian area, making public safety a critical consideration throughout the project. Pavement licences were required for hoarding and scaffold elements that came to ground, requiring close coordination with local authorities and careful programme planning.
Complex Scaffold Design & Fixings
The scaffold design, produced by PB Scaffold Designs, incorporated gallow brackets, ladder beams, truss-out scaffolds, beams and props. Challenges included:
- Limited and inconsistent fixing points
- Failing brickwork within the existing structure
- Specified scaffold ties not readily available within the UK
Structural Integrity
The removal of glazing and windows meant the scaffold had to be fully tied back to the existing structure. Brickwork issues increased the risk profile, requiring additional assurance measures to maintain stability and compliance.
The Approach
The Solution
Everlast worked collaboratively with PB Scaffold Designs to develop compliant alternative fixing solutions where specified ties could not be sourced. Scaffold elements were adapted to suit the existing structure while maintaining full design intent and safety standards.
To address structural concerns:
- Extensive pull testing was carried out, exceeding original specifications
- Gallow brackets and ladder beams were securely fixed by removing bricks and tying directly into the structure
- Truss-out scaffolds, beams and props were installed to provide safe access and load support
Hundreds of glazing panels were carefully removed to allow ties to be installed at floor slab level. All glazing was fully insulated and protected until scaffold dismantling.
A proactive inspection regime ensured worn Monoflex sheeting was identified and replaced, maintaining weather protection and site safety throughout the works.
